Real estate on the Newton/Waltham line is more worth more than what
the station was bringing in, would be the most obvious guess.  Also,
the move to Cambridge probably puts them closer to the audiences their
time buyers want to reach these days, given the gentrification of
Waltham; they almost certainly don't have any listeners (that matter)
in Hyannis.
